All of the interior trim woodwork is now complete. Baseboard, case molding, closets, etc have all been completed. The carpenters did a fantastic job! Just look at the master closet (which will look like a million bucks when painted), pantry and even the secondary bedroom closets.

Our interior trim material for doors, molding and closets has arrived and our carpenter has already started the install. We are so excited to see the interior of the house take shape!

All the doors are solid core for heft, quality and soundproofing and the ones on the ground floor are a full 8′ tall. If we used a standard door, it would look silly with your high 10′ ceilings!

The sheetrock is now completely installed, the tape and float finished and the texture has been applied. In fact, over the weekend, the painters painted the ceilings of the houses. Very excited to see the interior take shape like this

Our shingle roofer completed the shingle install at the back of the houses. We have a roof made up of 2 types. The flat roof that is used as our roof deck and a shingle roof that is used on the sloped back section of the house.

We needed to wait until the stucco was finished at the roof level in order to place the shingles. We had it waterproofed with a strong membrane up until now.

It looks fantastic!

From the 1st joint that is being taped to the completed multi step process to seamlessly join sheetrock, our tape and floaters have completed their task and the house looks wonderful. Next step is having texture applied to the sheetrock.

Our stucco crew got started on the houses today, looks like a lot of progress so far and we are hoping that all the exterior stucco can be finished this week, so the beautiful brick can be installed.

This is a hard post to explain, but let me try. Most builders or people in general do not really care if the sheetrock’s distance to the window is exactly the same on both sides. But our builder does. He takes the extra effort to make sure that the window is exactly centered and straight on both sides.

It is hard to see them, but if you look to the left, you can see the shims in the wall to the left of the window.

Our sheetrock crew started quickly and got almost all of the sheetrock up already. Sheetrock is a messy job, with lots of cut pieces and trash left on the floor as these photos indicate. There is a separate crew that works on the tape and float of the sheetrock joints which is already starting in some areas

After finishing the foam insulation, we had our insulation contractor put in sound insulation between the bedrooms and bathrooms. Just a little extra that nobody will ever see, but believe me, they will be grateful for this extra step. We want to try to make the bedrooms as quiet as possible and adding this insulation in the interior walls will provide joy for everyone’s ears!

The city gave us the OK on the firewall, so we can now start the foam insulation on the exterior walls. We are using foam for this project in order to tightly seal the air flow into the house and to provide superior insulation values in the exterior walls and roof.

All OSHA standards were met during the application of the foam. Safety first!
